1. Always request everything in writing, his visits, contractors coming to your house.2. Give him written notices and then proceed with repair and deduct.3. You can sign whatever you want on the lease but the state, at least CA, has a civil code that makes void any lease agreement that violates state issue civil codes.Landlords are always scum.
